Green Street covers US/EU REITs. NAREIT and EPRA cover their markets. Nobody aggregates NZ REIT portfolio data at the property level.

Property-level granularity

116 individual properties with geocoding, climate risk scoring, cap rates, WALE, occupancy, and tenant data extracted from annual reports.

Cross-REIT intelligence

Tenant concentration risk, geographic exposure, lease maturity profiles, and revaluation tracking across all 10 NZX property companies.

Data Sources & Methodology

Property data extracted from NZX-listed company annual reports using structured AI extraction. Geocoded via Nominatim (OpenStreetMap). Climate risk scores derived from NZS 1170.5 seismic zones, GNS Science liquefaction data, NIWA flood hazards, and MfE sea level rise projections.

Financial performance data from NZX market feeds. Cap rates, WALE, occupancy, and tenant data from company disclosures. Updated quarterly after each reporting season.
